Nautilus Bay attended the recent PROPERTY EXPO which was held in September 2007 at the Cape Town International Convention Centre. The show was well attended and over 1000 brochures and price lists were handed out to prospective investors and interested people.

Coastal Management Act (How this affects buying or selling of properties in Nautilus Bay)

Newly promulgated legislation pertaining to development guidelines around beachfront and oceanfront developments are set to have a significant impact on the availability and prices of coastal properties. Whilst there is currently a consistent supply and demand for these properties, this legislation will over the medium to longer term become lob-sided with demand and pricing outweighing supply. Until recently guidelines prescribed that the recess from the high water mark to the front of beachfront stand was to be 30 metres with no specific reference as to the density of property beyond the 30 metre mark. This meant one could develop in bays and close to beaches.

The implementation of the CMA will mean the following:

* The recess from the high water mark to the front of the allowed development area will be 100 metres.
* Only 30% of the land between 100 metres and 1000 metres from the high water mark may be developed.
 
Coastal developments, be they nature oriented or of higher density like coastal suburbs will be heavily regulated, if they are given the go-ahead. Existing estates such as Nautilus Bay will become sought after and prices more that likely rise at a faster rate than traditional suburbs.

Nautilus Bay Golf Estate (Proposed)
 
Nautilus  Bay, with its’ abundant land (1700 Ha) and phenomenal seaside & beach access (9km) have been planning a golf estate for some time now. The area designated for development lies between the existing Phase 1 and the Blind River to the East. The course  will have spectacular sea views.

Planning

Rigorous planning requirements by the DEAT have led to multitudes of reports and scoping processes being implemented over the last two years. We have  prepared, with the help of a leading golf course designer and  our Environmental Consultants,  some preliminary layouts that encompass the golf course. We  have been careful to stick to land that is suitable for golf course and we have steered clear of environmentally sensitive  areas.

Proposed Facilities

The proposed Phase 2 will comprise of an  18 hole golf course, residential erven,  Apartment & Lodge opportunities and a clubhouse.

Investment  values

We have seen a sharp increase in prices from original phase 1 buyers. Existing erven still available from the developer are around R 1,1m and offer excellent value for money. A total of 80% of the properties are now sold.
